Now there are quite a few houses and a nice playground.

Were not really seeing that here,   but we have noticed that the properties haven't been selling as quickly,   SHMBOd is addicted to looking up the houses for sale that we pass

Well, I have to be clear. The prices have not gone down too much here either, but from what I have heard, most of the houses that were sold recently, have gone for 'less' than the asking price.

We’ve seen a lot of properties will do “offers in excessive of £xxx”  but then it takes some months before you can see what they actually paid.  SHMBO’d has email alerts setup for those too.

Its a good way here to sell to the high bidder.   But you also hear some weird stories about how the seller will choose a buyer.

There is one local builder here that advertises foundation to here's the keys in under 2 weeks.   Of course he is a custom builder and he doesn't have the foundation poured until everything required for the build is stored in his huge warehouse.  What he doesn't advertise is that from the time you sit down and write the contract it can take up to 4-5 weeks to get all the material in.  With all the building being done at this time there appears to have been a shortage in some building supplies such as exterior doors, windows and garage doors.

You are absolutely right about that.  Very few all concrete houses are being built and it appears it has become quite cost prohibitive.

Yeah, we see more and more (partly) wooden buildings being built these days.
Although our climate is not very suitable for that.

Wood works great here for the climate in most areas, but not all.  So I can understand why concrete and brick works better for your conditions in the NL.

I don't mind the temperature. But for the wood it can be too wet here.
