Makes good sense for him to get it if he can.  Maybe he can work a deal with the owner to give him first right to buy if the owner ever sells.

I hear you but sometimes things change.  I approached the owner of the property next to mine 3 years ago and he said he'd never sell his land.  He did say if he ever changed his mind that he'd let me know first.  Lo and behold 18 months later he came over one day and said his health was failing and that he wanted to move closer to his kids and grandkids and wanted to know if I still wanted to buy.  I immediately said yes and a  month later his land was now my land.
