Am i right in thinking over 30 meters away  from a property not built up not congested with people ?

If you are looking by the book legal advise please read laws and regulations for your particular country. Otherwise use your own judgement and common sense. Remember while being advanced drones may fall out of the sky for many reasons. Sometime completely unrelated to pilots experience.

On take off/landing and 50m/165' in flight (in the UK) unless the buildings/vehicle/people are in your control then it doesn't matter i.e. you're with a friend in front the house and car you own or have permission from the owner/s to fly that close to it or them.
