Shopping done (and was miserable) but its really grey here now and threatening to rain,   off to an open house viewing shortly,    small place up for auction that might be a cost effect rental property to buy, do up and rent out.   All depends on how much work it really needs and if the "guide price" can be believed.

Thanks DT.   Mostly grey Skys here now.   Not to worry I have a house to go and look at thats going for auction on the 23rd April.  Not sure if it's going to be cheap enough to be a good rental opportunity.   Needs to be just the right price to make it viable to buy and do up without having to go and do work myself,  which defeats the object of me doing most of the work.

Hope the house turns out to be in the desired price range for you.  They are lots of people here doing house flips and many good and bad stories associated with it.  Some failed to plan on the "unknowns" or items behind walls/floors  (electrical wiring, plumbing pipes, etc.)

I drove by this morning for a look,      my gut was telling me it wasnt right,  but I took SHMBOd over for the open house viewing and we know it's not for us.      Guide price was 110k+ which usually means that it would go £170-180k,  and when I checked valuations in the area,   houses that dont need work are going to £220k.   So I need to be able to buy it and not spend huge sums of money on it to make it work.  Sadly the description was a bit misleading,     the description was 4 rooms, 1 bed, 1 bath, 1 living, 1 kitchen.   But most of the kitchen was in a poorly built extension and that extension was disguised as an attached garage.    The extension needed to be demo'd and rebuilt,  it was full of damp and had proud electrics.  There was only an electric heater for water and a separate electric radiator for the entire place.     f everything had been under the main roof then it may have been doable.   But I will watch to see what it actually sells for,  if it sells that is.   

As we arrived one of the neighbour asked me what it was selling for, and they weren't sure how to make of it.

So to sum it up it was a bit grim.   Here's the outside of it.

yes,  If everything had been in the main part of the house I may have had a bid on it,    decorating + bathroom + kitchen would be very doable for me,  although my flight time would take a hit.    But the outbuildings make it too much of an unknown,  and not feeling it enough to get a survey done.

Nice,   I got my steps in just around the shops and an auction house that I went to look at.    Sounds like you still managed to get a nice day out though.

I want something to rent out which will being in a better income than Im getting at the banks.   I was really hoping that the housing market was going to crash and that would give me some better details,  but alas that didnt happen.

This may have been ok except that half the house was in a flat roof extension,  that had multiple layers of roof felt and obvious leaks,  and I suspect no damp proof in the block work.    To be able to rent it Id have to tear that down and have it rebuilt which doesn't make it cost effective for me.     I will be interested to see what it goes for.

Were I to  enter that game I would alway look to flip the property rather than rent. Some of the tales of woe we've heard from friends who have rented, put us off for life. We'd considered renting out our English property when we went to live in France, but I'm glad now, that we sold it.

Oh, so no pre-bidding.  That in itself is a bit interesting.  Many places have a 10 day bidding period. So this house is a one day bidding session which I guess it means the winning bid will be notified the day after.  Seems a bit odd of a way of doing it but if it works I guess then that is just another way of doing the bidding.

During COVID when many people lost their jobs and couldn't pay their annual property tax on their homes the county would hold an online one hour auction to sale a tax lien.  So the owner could later buy the tax lien from whoever bought it or if the house went into foreclosure the bank or lender had to buy the tax liens (with interest).
